Appraising real estate in Maryland involves properties of all facets. Properties in Maryland range from waterfront, working farms, mountainside retreats, vacant lots, condominiums, townhomes and single family homes to name a few. Each county offers its’ own spectrum of available properties that have its’ own set of unique characteristics.

Baltimore County and Baltimore City attract different buyers depending on what type of property a potential buyer would be interested in. The northern area of Baltimore County offers a variety of rural homes on ample sized lots. A large section of the northern area consists of the Prettyboy Reservoir. The reservoir and surrounding areas offers fishing, hiking, canoeing, biking and scenic views all year round. Even though the reservoir is located in the county, the City of Baltimore owns the reservoir and the surrounding land of forested watershed. Unlike the northern area of Baltimore County, Baltimore City is densely populated with smaller lots. The Inner Harbor, Canton and Fells Point are areas that are in high demand with respects to urban living in Maryland. Appraising in this area requires knowledge in renovations, appropriate comparable selection and lender guidelines.

While Baltimore City offers a vast amount of comparables that have to be sifted through other areas in the state have a scarce amount of comparables to choose from. Cecil County and Carroll County real estate offer stable rural areas with minimal turnover. Comparables could be in excess of 10 miles away from the subject property.

Anne Arundel County real estate offers stable areas and some of the most expensive real estate in our state capitol of Annapolis, MD. Besides the state capital, Annapolis is considered to be the sailing capital of the world. Waterfront homes in excess of $4 million dollars are part of the real estate landscape. Waterfront homes require careful valuation to include depth of water, span of view, riparian rights and which body of water it is situated upon.

Another sought out area located between the urban centers of Baltimore and Washington, D.C. is Howard County. This county is considered to be one of the most desirable places to live in the state. It also happens to be among the most expensive places to live. With its fast-growing urban areas and municipalities, Howard County continues to offer a quality of life that attracts young professionals and families looking for immediate access to Metro areas.
