SPRING INTO THE SELLING SEASON!

When is the best time to put your home on the market? Most agents would tell you that spring is the most advantageous season to list your home.

As a parent, we all know it is always about the kids! Home buying is no exception. Typically families want to make the purchase of their home and complete the transaction before the summer months, when the kids and family are on summer vacation. Parents are aware that school registrations need to be dealt with. And with the heat in August who wants to be loading a moving truck?

Spring also offers the best time of year to showcase your home. Spring is a time when your home will look better when the garden is coming into bloom and the sun is (hopefully) out for longer. After a long winter, the first hints of cherry blossoms, tulips and crocuses seem to trigger the ‘moving bug’ in many people. Gardens tend to look their best, homes appear more appealing when the weather is warming up and buyers tend to be in high spirits.

There will be a flood of homes entering the market trying to attract buyers so it needs to look great. More buyers are in the market for homes during the spring because they have received their tax rebate checks and can afford the down payment and other costs associated with buying a home. Also it appears that home sales during the spring are more likely to be at full asking price which is a great benefit for the seller. Cheaper gas prices, rising rents and continued low interest rates are also encouraging home buying.

Winter tends to be the most difficult time to sell, especially before Christmas. If you’re not going to be ready to put your home on the market before December, it’s probably worth waiting until January when people are starting to think about the year ahead.

One of the biggest challenges of the selling or buying a home is the length of time it takes from contract to closing. Banks are requiring more and more paperwork before approving a mortgage. So be patient, know there will be some bumps in the road and stay focused on your goal to sell, sell, sell! Now prepare your house to be listed and spring into the selling season!
